Two Chilenos want to know where to stay in Washington DC

HI there

So im taking my wife to Washington DC during the first weeks of December. Only moved to the US one year ago and never been out of the CT NY City area. Plant to take the train from here and back but want to find a Airbnb or Hotel ideally near to everything so can do a lot of Frodo-like walking and sightseeing?

Budget probably 150-200 per night.
